Lifestyle Communities (ASX:LIC) has reported its trading results for the quarter ending March 31, revealing a notable moderation in home sales following a strong start to the financial year. The company achieved 43 net new home sales in Q3 FY26, a significant decline from the 60 sales recorded in the previous quarter.

Management attributes this slowdown to broader economic uncertainties that have dampened consumer confidence, particularly among prospective downsizers navigating a more cautious property market in Victoria. Despite the decline in quarterly sales, the year-to-date performance remains robust. For the nine months ending in March, net sales reached 153, reflecting a substantial 68% increase compared to the 91 sales recorded during the same period last year. Sales of established homes also saw a remarkable 58% increase in that time frame.

While appointment volumes have softened in line with prevailing market sentiment, LIC indicated that conversion rates have remained stable. This suggests a resilient fundamental demand for downsizer housing, despite the overall cooling in the market. The company has taken a disciplined approach to reduce unsold inventory, which has decreased by 41.3% since June 2025. These strategic measures have contributed to a significant reduction in net debt, dropping from $460.5 million to $296.4 million.

Looking ahead, Lifestyle Communities has issued a cautionary note, warning that lower sales rates from prior periods are expected to temper future settlements. As of the time of reporting, the company's share price stood at $4.68.
