Leases in Sonoma County

The industrial sector is seeing considerable activity, with a notable relocation by Friedman’s Home Improvement, which is set to occupy a substantial 76,000 square feet at 1450 Technology Way in Petaluma, effective October 1, 2025. This move underscores the growing need for larger spaces as companies look to expand their operations. The transaction was facilitated by Ron Reinking of Newmark, representing the property owner, Moresco Investments LLC, while Nick Egide of Meridian Commercial listed the property.

Another significant lease in Petaluma involves Clover Sonoma, which is set to occupy 52,000 square feet at 1470 Cader Lane starting November 1, 2025. This transaction was brokered by Trevor Buck of Cushman & Wakefield on behalf of the property owner, Cader Lane LLC.

Additionally, Mountain Valley Express has secured a sublease for 36,000 square feet at 380 Blodgett St. in Cotati, with a planned occupancy date of October 1, 2025. This deal was arranged by JLL, with Trevor Buck again playing a key role in the transaction.

The retail sector is also witnessing growth. For instance, Golden Gear Automotive has leased 3,992 square feet at 282 S. Main St. in Sebastopol, with the deal set to commence on August 11, 2025. This transaction was managed by Shawn Johnson of Keegan & Coppin Co. Inc..

In the office space market, Lori Walker of Marin Sonoma Speech Language Services is expanding her operations with an extension and expansion of 2,292 square feet at 1301 Redwood Way, Petaluma, which will be effective August 12, 2025.

Sales Activity

Bella Phytologic Inc. acquired 12,052 square feet at 396 & 398 Tesconi Court in Santa Rosa for $2,290,500. The seller was Vajra Investments LLC.

On November 14, 2025, a retail property housing a Napa Auto Parts store was sold for $1,600,000. The buyer, DL Azavedo Enterprises LP, was represented by Jacob Morgner of Tinetti Realty Group, while the seller, Roy H. Hoskins Jr. & Youngblood Family Living Trust, was represented by Todd Schapmire of W Real Estate.

Also noteworthy is the purchase of a mixed-use property at 26300 Asti Road in Cloverdale by Curtis Clemmer and Rebecca Clemmer. The property, previously serving as Our Lady of Mount Carmel Catholic Mission Church, was sold on November 18, 2025, for $460,000, following the guidance of Tommy Quinn of Coldwell Banker Realty.

The retail segment continues to thrive with the sale of a Starbucks store at 9000 Brooks Road S. in Windsor, which fetched $2,500,000 on October 31, 2025. The transaction was facilitated by Steven Zakula of Compass, representing the buyers, Gloria Fontanello and Daniel J. Ready.
