Matthew Thomas Onofrio, a former nurse anesthetist turned real estate investor from Minnesota, has been sentenced to 36 months in federal prison for orchestrating a staggering $420 million bank fraud scheme. Onofrio utilized online professional networking groups and platforms like the Bigger Pockets podcast to cultivate a reputation as a real estate expert. He designed an investment program that involved entering purchase agreements for commercial properties, which he would then assign to inexperienced investors at significantly inflated prices. This offered novice investors a seemingly golden opportunity, but what transpired was a calculated deception.

The crux of Onofrio's scheme involved coaching these investors to mislead banks into granting loans they could not afford. Typically, banks require a down payment of about 30% of the purchase price, which many of his investors lacked. To circumvent this, Onofrio instructed his investors on how to fabricate their financial statements. This included temporarily wiring funds into their accounts to create the illusion of available capital when banks requested proof of funds. Moreover, he provided loans to cover these down payments but cleverly omitted them from the investors' financial statements, evading detection by the banks.

Between 2020 and 2022, Onofrio executed 68 deals that resulted in approximately $420 million in fraudulently obtained loans. Though many of his investors ceased payments on their promissory notes following his indictment, Onofrio managed to net at least $35 million from his fraudulent activities before being apprehended.

In addition to his prison sentence, Onofrio will face two years of supervised release and has been ordered to pay $5.3 million in restitution.
