This sale marks the highest price paid for a home in Islip in over two decades, as confirmed by Jonathan Miller, CEO of the real estate appraisal firm Miller Samuel. Notably, a similar price tag was reached in November for a property in West Islip, indicating a rising trend in high-value home sales in the area.
This impressive estate spans 4.3 acres and consists of two parcels. One features a 1.91-acre waterfront plot with a spacious four-bedroom, six-bathroom home, while the second plot, covering 2.43 acres, boasts a helipad. The property was initially listed for $3,999,999 and had been on the market for over a year, according to Nicholas Campasano, the listing agent who co-listed the home with Jade Rodriguez for The Agency Northshore.
Campasano detailed the strategy behind the pricing, stating, “We said, 'what is this lot worth? What would just this house be worth?' And that's kind of how we came up with the number that we went to market with.” The house itself is an expansive 4,999 square feet and includes unique features such as a detached seven-car garage and a treehouse equipped with central air conditioning. Other amenities include an indoor-outdoor speaker system, a basketball hoop, and a treehouse deck that overlooks Champlin Creek.
However, the high property tax of $68,260 annually presented a challenge during the listing. Campasano acknowledged this burden, noting, “Even for a higher-end home in the area, that still is a pretty large tax bill.” Despite this, he emphasized the property’s potential for development, stating, “You're not just buying a trophy property, but you are also buying something that you technically could develop down the road if you ever wanted to.”
In an innovative marketing move, Campasano and his team capitalized on the property’s unique features. A helicopter ride from Farmingdale to Islip was arranged to capture aerial footage, while ground videographers documented a dramatic landing. They even brought in skateboarders to showcase tricks on the half-pipe, creating engaging promotional material that highlighted the property's lifestyle appeal.
